SITE SELECTION

Site selection is the most critical and instrumental step when building a car wash or car care center. If an error is made in choosing the location, it can be extremely difficult and, in some cases, impossible to generate sufficient volume and income to offset the cost of the property, improvements and equipment. We must be extremely thorough when analyzing a property to build this type of single purpose facility.

When analyzing a property, we use the following criteria and variables, which are vital to the building of a car wash or car care center:

Demographics – 1-3-5 mile radius

Zoning, City requirements, setbacks, utilities location

Property size, actual dimensions

Visibility/exposure

Corner or inside property

Traffic count, traffic speed
Ingress/Egress
Adjacent surroundings – specialty shops and business outlets
Residential, retail and commercial areas
Title report, underground easements
Space for diversified services
Space and need for oil/lube Center
Space for Detailing
Recommendation for Full service, Exterior, Flex-Service or Self Service
Competitive car washes
Competitive oil/lube centers

Vehicle values in the area

Condition of property regarding toxic and contamination
Community and consumer need of service
